Source text - French ARTICLE 1 – DESIGNATION
Le Bailleur met à disposition du Locataire, qui accepte, les locaux ci-après désignés, situés dans un ensemble immobilier dont le Bailleur est propriétaire à XXXXX:
dans le bâtiment B2, des locaux d’une surface totale de 19 m2 de bureaux, dont le plan est annexé au présent bail (Annexe 1) comprenant 2 bureaux.
Ces surfaces pourront être revues en fonction des besoins que le Locataire formulera auprès du Bailleur.
Le Locataire déclare avoir une parfaite connaissance desdits lieux pour les avoir visités en vue de la présente location.
Le Locataire prendra les lieux dans l’état où ils se trouvent au jour de l’entrée en jouissance. Il sera réputé les avoir reçus en bon état à défaut d’avoir fait établir, dans la quinzaine suivant la prise de possession des locaux soit au plus tard le 15 Mai 2009, et en présence du Bailleur, ou lui dûment appelé, un état des lieux.
ARTICLE 2 – REGIME JURIDIQUE
La présente location n’est pas soumise aux articles L.145 et suivants du Code du commerce sur les baux commerciaux, notamment en ce qui concerne le renouvellement et la propriété commerciale.
Le caractère précaire de la présente convention résulte du fait que le Locataire souhaite occuper les locaux seulement pendant la durée du contrat de services maintenance qu’il a avec Altis Semiconductor.
ARTICLE 3 – DUREE
La présente location est consentie pour une durée de 2 ans qui commence à courir le 1er Juin 2009.
Cependant, la convention sera résiliable par l’une ou l’autre des parties, à toute époque, moyennant un préavis de trois mois (3) notifié par lettre recommandée avec accusé de réception.
CHARGES ET CONDITIONS
La présente location est consentie et acceptée aux charges, clauses et conditions suivantes, que le Locataire s’oblige à exécuter et accomplir.
ARTICLE 4 – DESTINATION
Les locaux sont loués exclusivement pour un usage de bureaux, à des fins commerciales et administratives dans le cadre de l’activité sociale du locataire.

ARTICLE 5 – OCCUPATION - JOUISSANCE
Le Locataire devra occuper les lieux loués paisiblement, en bon père de famille, et conformément à la destination qui leur a été donnée par le bail.
ARTICLE 6 – ETAT DES LIEUX -TRAVAUX - REPARATIONS :
Le Locataire prendra les lieux dans l’état où ils se trouvent au jour de l’entrée en jouissance, tel qu’il résulte de l’état des lieux annexé au présent bail.
Il devra les entretenir, pendant toute la durée de la location, et les rendre, en fin de bail, en bon état de réparations locatives et d’entretien lui incombant, notamment du fait des dégradations survenues de son fait ou du fait des personnes à son service.
Les grosses réparations telles que définies par l’article 606 du Code Civil sont à la charge du Bailleur.
Le Bailleur se chargera des menues réparations (serrure, vitrage, fuites d’eau, etc.). Le Bailleur sera tenu d’entretenir la chose louée en état de servir à l’usage prévu par le contrat et d’y faire toutes les réparations, autres que locatives, nécessaires au maintien en état et à l’entretien normal de la chose louée.
Le Locataire aura la faculté d’installer à ses frais dans les lieux loués ses équipements et en cas de besoin d’apporter des modifications insignifiantes aux installations, comme par exemple l’installation de cloisons mobiles ou l’aménagement des équipements de chauffage, d’électricité, d’eau,etc. Toutes modifications dépassant ce cadre sont soumises à l’autorisation expresse et par écrit du Bailleur, lequel se réserve le droit de faire surveiller ces travaux et aménagements par son service « travaux et installations ».
Il pourra laisser, à la fin du bail, dans l’état où ils se trouvent, sans pouvoir réclamer aucune indemnité, les décors, embellissements et autres travaux qu’il aura fait faire, dans le respect de la clause précédente.
Il devra laisser le Bailleur visiter les lieux ou les faire visiter chaque fois que cela sera nécessaire pour l’entretien, les réparations et la sécurité de l’immeuble ; il s’engage à prévenir immédiatement le Bailleur de toutes dégradations qu’il constaterait dans les lieux loués, entraînant des réparations à la charge du Bailleur. Au cas où il manquerait à cet engagement, il ne pourrait réclamer aucune indemnité à la charge du Bailleur en raison de ces dégradations et serait responsable envers lui de l’aggravation du dommage, survenue après la date à laquelle il l’a constatée.
ARTICLE 7 – ASSURANCES – RESPONSABILITE - RECOURS
Le Bailleur prend en charge toutes les assurances au titre du local loué.
Le Bailleur devra assurer et maintenir assurés pour des sommes suffisantes pendant toute la durée du bail par une compagnie notoirement solvable :
• Les bâtiments, agencements et matériels lui appartenant en valeur de reconstruction ou de remplacement à neuf contre les événements suivants : incendie, explosions, chute de la foudre, tempêtes, grêle et neige sur les toitures, fumées, mur du son, chute d’appareils de navigation aérienne et d’engins spatiaux, choc d’un véhicule terrestre, dégâts des eaux, gel, actes de vandalisme, émeutes, mouvements populaires, actes de terrorisme et de sabotage, attentats, dommages électriques, vol par effraction, catastrophes naturelles ;
• Les conséquences pécuniaires de la responsabilité civile qu’il peut encourir en tant que bailleur des locaux ;
• Les recours des voisins et des tiers, tant pour son compte que pour celui des déposants, y compris le cas où les biens des déposants sont à l’origine du sinistre ;
• Les conséquences pécuniaires de la responsabilité civile qu’il peut encourir dans l’exercice de son activité.
Le Bailleur renonce et s’engage à faire renoncer ses assureurs à tout recours contre le Locataire et ses assureurs.
Le Locataire devra assurer et maintenir assurés pour des sommes suffisantes pendant toute la durée du bail par une compagnie notoirement solvable :

The Lesser makes available to the Lessee, that accepts, the localised promises herinafter designated, placed into a group of real esate property of which the Lesser is the proprietary in XXXXX:
At the building B2, in the spaces of a total area of 19 m2 of offices, which plant is annexed to the present lease (Annex 1) comprising 2 offices.
Those areas can be reviewd accordingly to the needs that the Lessee reports to the Lesser.
The Lessee declares to have perfect knowledge of the before said promises by having visited them viewing the present rental.
The Lessee will take the promises in the state that they present at the day of the statement of this agreement. It will be considered that it has received them in good state independent of any further complaints, within the following fortnight after taking possession of the promises, the limit and due date of 15 of May of 2009, in the presence of the Lesser, or duly naming him, for an inventory declaration.
ARTICLE 2 – JUDICIAL SYSTEM
The present rental is not submitted to the articles L.145 and following of the Code of Commerce on the Commercial Leases, notedly on what concerns to the renewal and the commercial property.
The derogatory characteristic of this present agreement results of the fact that the Lessee shall occupy the promises only during the efffects of the agreement of services that he signs with Altis Semiconductor.
ARTICLE 3 – DURATION
The present rental is consented for the period of 2 (two) years beginning and counting from 1st of June of 2009.
Meanwhile, this agreement will be reliable for one and other parties, at any time, by means of a 3 (three) months in advance notification in written, recommended to be sent with postal proof of delivery.
CHARGES AND CONDITIONS
The present rental is consented and accepted on its following charges, clauses et conditions, that the Lessee obliges himself to execute and accomplish.
ARTICLE 4 – DESTINATION
The promises are rent exclusively for the use of offices, with commercial and administrative purposes within the scope of the social activity of the Lessee.

ARTICLE 5 – OCCUPATION – QUIET ENJOYMENT
The Lessee must occupy the promises leased peacefully, with reasonable and due care, and according to the destination that has been agreed by the Lesser.
ARTICLE 6 – STATE OF THE PROMISES - WORKS - REPAIRS :
The Lessee will receive the promises in the state they present from the day of beginning day of its fruition, as a result of the state of the promises annexed to the present lease.
He will have the duty of maintaing them, for the whole period of duration of this agreement, and to deliver them, at the end of this lease, in good conditions of tenant repairs and maintenance for his obligation, notedly of the fact of the degradations occurred by his fault or of the persons at his service.
The major repairs, as defined by the article 606 Of the Civil Code (France) will be for the Lesser duty.
The Lessee will be charged for the minor repairs (locks, windows, water leaks, etc.). The Lesser will be responsible for the maintenance of the thing leased in conditions of serving for the usage previewed in this contract and to make all the repairs, other than tenant’s, necessary to maintain the conditions and maintenance of the thing leased.
The Lessee will have the faculty of installing to his will, therein the promises leased, his équipements and, in case of need, of bringing insignificant modifications of the installations, like for example the installation of movable partitions or the installation of heating, electric and water equipments, etc.
All the modifications that surpass this frame shall be submitted to express and in written authorization of the Lesser, whom reserves to itself the right of making supervisions these works and installations by his own «works and installations» service.
He (the Lessee) may let them, at the end of the lease, in the conditions that they are, with no rights to complain any indemnity for the decoration, embellishments and other works that he may have make done, in respect to a precedent clause.
He (the Lessee) has to allow the Lesser to visit the promises or to be visited (by an authorized person), at any time that it may be necessary to the maintenance, the repairs and the security of the real estate; he must strain to immediately inform the Lesser about all degradations that he may verify in the promises leased, aiming the reparations charged for the Lesser. In case he lacks to this engagement, he will not have the right to complain any indemnity for charge of the Lesser due to those degradations and inversely will be responsible for the aggravation of the damage arised after the date he noticed it.
The Lesser takes the charge for all the insurances of the title of the promises leased.
The Lesser must insure and to maintain insured by sufficient amounts during all the duration of the lease, by a notorious solvable company :
• The buildings, organizations and materials belonging to him , for the value of reconstruction or replacement of new, against the following events: fire, explosions, lightning fall, tempestries, hail and snow over the roof, chimneys, sound barrier, fall of aerial navigation apparatus and space engines, shock of a earth vehicle, damages caused by floods, freezing, acts of vandalism, riots, popular movements, acts of terrorism and sabotage, attempts, electric damages, burglary, natural catastrophes;
• The financial consequences of the civilian responsability that may incur as long as he is leasing the promises;

• The financial consequences of the civilian responsibility that may be incurred as a consequence of the exercise of their activity.
The Lesser renounces and encourages his insurance agents to renounce to all recources against the Lessee and his insurance agents.

Especificamente são realizados controles de recebimento de matéria prima, controle de temperatura de estocagem, temperatura do ambiente e do produto durante o processamento, controle das condições do produto e veículos de transporte na expedição, controle de utilização de condimentos, controle de formulação ao pré-preparo e produção, controle integrado de pragas, aferição de equipamentos, controle de águas residuais, controle do pH e Cloro residual livre, controle da Potabilidade da água, controle de comportamento e higiene dos Manipuladores.

I'm Brazilian, and I've studied Spanish, English and French since I was 8 yo. I've finished the language courses in Cultura Inglesa and Alliance Française. Translations have been a secondary activity for years, as a freelance, but now I'm retiring from my Pharmacist and Biochemical activities and they are becoming my main activity.
I'm graduated in Pharmacy and Biochemistry, and I've studied for MSc in Chemistry of Natural Products. I've studied Journalism for 2 years, and I have tourism courses of guidance and interpretation. I used to teach Pharmacognosy, and Pharmaceutical Economy, Administration, Law and Deontology in the Pharmacy Course at UFPE and CESMAC Universities.
I'm a religious person and read a lot about it. I also enjoy reading literary texts (books, novels, magazines, fiction), general sciences, ecology, history, archeology, and a lot of many other things. I love films and music (I play the guitar a little).
I'm a curious person and that moves me to learn and learn... I'm also a perfectionist , what may be a quality or not, depending on the activities that you develop.
