I know there are two terms here, but I have to post them in a single question as the challenge is how to differentiate between these two FR terms in EN.
Under most circumstances, I would translate "commercialisation" as "marketing". However, I'm working on a property management contract where the two terms seem to have subtly different meanings, and I have a mental block about how to capture the nuance in EN.
An example from the text:
"Commercialisation de tout ou partie de l'Immeuble
Les obligations associées à la commercialisation de tout ou partie de l'Immeuble incluent notamment :
- Mettre en œuvre et coordonner l'élaboration d'un plan marketing et de commercialisation annuelle, avec la coopération des agents désignés par XXXX, qui comportera :
- les principes de commercialisation comprenant le loyer et les frais,
- la stratégie et le programme de marketing incluant le budget"
It seems to me that "commercialisation" here refers to "sales" - i.e. commercial activity resulting in finding tenants for the Property - except that I can't really uses "sales" in EN as the property is being leased and not sold. But I can't use "marketing" either, as that is used separately to refer to classic marketing activity (advertising, promotion etc.).

The letting agent's job includes both the actual letting of the premises to a tenant, i.e. the contract, rent collection, tenancy management and the marketing of the premises to get the tenant.

promotion vs marketing
I suspect that "commercialisation" everything prior to actually "putting the property on the market", hence promotion, advertising, prereservation, public awareness at all levels, including making the name of the company known as much as if not more than the actual operation in progress, so that interested parties might show in interest in other operations years down the road.
