Not necessarily communal or common areas ("área(s) de convivência"). To me, this means living areas - in other words, all parts of a property that are lived in.
There may be an error in the original, however, perhaps the text should have read "área de convivência". You could ask the client to confirm, just in case.

agree Carla Selyer : I prefer 'living areas' - it is also more generic. 'Common areas' are not necessarily living areas but can refer to common access points.
