Sull’area complessiva d’intervento, pari a circa 210.000 mq, sarà realizzato un complesso con una superficie totale di circa 62.000 mq. Il progetto prevede la costruzione di un parcheggio per circa 3.000 posti auto, a livello di campagna, quasi tutti coperti. La porzione commerciale, sovrastante il parcheggio a livello terra, presenterà una conformazione innovativa nel suo sistema generale.
Sono stati previsti tre settori distinti, funzionalmente e commercialmente, ma operanti all’interno della stessa struttura: una galleria commerciale, un parco commerciale e un centro polarizzato sul tempo libero. Il sistema sarà suddiviso da una piazza centrale, sulla quale sbarcheranno i collegamenti meccanici con i parcheggi, coperta dalle intemperie, ma non chiusa e condizionata.
Da questo spazio centrale il cliente potrà entrare nella galleria commerciale, che ruota sul magnete dell’ipermercato, per orientare la sua attenzione sulle superfici specializzate, o dirigersi verso la zona entertainment. On a total project area equal to 210,000 sq. m., a complex with a total surface area of 62,000 sq. m will be created. The project foresees the construction of a ground level parking area, almost completely covered and able to accommodate approximately 3,000 autos. The commercial portion, located above the ground level parking area, will present an innovative conformity in its general plan.
Three distinct functional and commercial sectors are foreseen, all operating within the same structure: a shopping gallery, a commercial park, and a center focused on leisure time. The layout will be sub-divided by a main square with mechanical connections to an open but weatherproof covered parking area.
From this main area the customer will be able to enter
the shopping gallery which revolves around the
magnet Ipermercato and then orient their attention to
the specialized areas or steer towards the
entertainment zone.
The shopping center could count on a number of
potential users equal to 218,00 residents within a 35
minute radius by car. The gross leasable area will be
cover an area of about 53,000 sq. m
constructed with approximately 115 total units.
Together with Ipermercato, the main attractor at the
complex, other attractions will include 8 medium
sized specialized shops, a multi-screen cinema, a
Family Entertainment Center and 15 refreshment establishments.
