Spanish term

vivienda de protección concertada

Spanish to English Other Real Estate Urban development
Hello!

Not too sure about this one. This is about a private and public housing project in Spain. In this part of the text, it simply gives a little physical description about the land itself and then lists the units that will be built on it.

- 49 viviendas serán de Promoción Pública
- 115 viviendas de protección autonómica
- ***121 viviendas de protección concertada***
- 175 viviendas libres

As always, I am very grateful for your help. ;-)

Useful links for descriptions of housing in ESP Thank you all for your help! Here are some links that I found useful for future reference.

La protección concertada fijará un precio máximo de venta del suelo La fórmula es similar a los pisos libres tasados y es novedosa en España http://www.lavozdeasturias.es/noticias/noticia.asp?pkid=9720...

According to the description, it is very similar to the "vivienda de precio tasado" and is a cross between a "vivienda protegida" and "vivienda libre".

"vivienda de precio tasado" is translated as price-controlled housing here: http://www.eguzkiza.net/conveyancing.php

This link describes the different types of housing schemes in Spain.

government-subsidized housing would appear to be "vivienda de protección oficial (VPO)"
Lucy, you are right that it is a type of subsidized housing, but it is a variation of subsidized housing. The viviendas de protección autonómica are another variation of subsidized housing. The one in question has the characteristic of having a fixed ceiling price, so it seems that "price-controlled" best fits the bill.
Mil gracias a tod@s!!

government subsidised/low income housing

Houses/flats that are partially financed by the State and given to those on low incomes. People pay a part of the total cost of the house/flat.

Note from asker:
Thanks Lucy, but I believe your description actually fits the "viviendas de promoción pública", if I am not mistaken. For the "viviendas de protección concertada", they put a cap on the housing prices so that the homes are accessible to middle-income folks who otherwise cannot afford housing in the private sector/free-market, but who do not qualify for low-income housing.
Peer comment(s):

agree John Rawlins : Yes, the government gives the developer a low-cost loan and the buyer is obliged to accept 'black money' if he wishes to sell within a certain period.

Thanks John, I think subsidised housing would fit, as I accept the point about the difference between VPO and VPO concertada, but i would argue they are both subsidised.

subsidised middle-class(-income) housing development

A new type of VPO was created (vivienda concertada).
This type of VPO is especially orientated towards middle-class-income families who do not qualify for help under the normal VPO conditions but who cannot afford to access the free market housing either.

Lo siento, pero al final, creo que "price-controlled housing" era lo más apropriado. Muchísimas gracias por tu ayuda. ;-)
