I think what he is trying to say is that the total return on a property comprises both rental yield and capital growth
But is there a specific term in the surveying world for the word Wertänderungsrendite which would make sense in this context????

Can't think of a more precise version. BTW - like the German original - this wording allows for changes in both directions (whereas "growth" is only positive). Important in present trading conditions!
