Die AN führt zu diesem Zwecke regelmäßige, für ein Objekt mit einem Kaufpreis über 2.000.000,00 € netto mindestens quartalsweise, Objektkontrollen mit Prüfung der Gebäude einschließlich Dach sowie der befestigten und unbefestigten Grundstücksflächen durch und weist die AG auf die Erforderlichkeit von Instandhaltungs- und Instandsetzungsarbeiten an den Teilen des Gebäudes hin, die von der AG gemäß den Mietverträgen instand zu halten und instand zu setzen sind.


I'm not completely sure what this is precisely referring to as this word has several different meanings.

IMHO "surfaced" is a safe bet UNLESS you are dealing with the sort of property that might have security walling or fencing - e.g. a transport warehouse or a DIY centre with an outside sales area. Even then it's more likely to be "gesichert" or "eingezaunt

referring to parts of the site that are surfaced e.g. with roads or paving, cf. those that are bare earth or lawned etc.
"Metalled" is an old-fashioned term that also fits
