From the simplified prospectus of an Austrian investment fund:

Der Fonds selbst unterliegt keinen Steuern vom Vermögen und Ertrag. Ab. 1. 4. 2004 zugeflossene ausgeschüttete und ausschüttungsgleiche Erträge (ordentliche Erträge, 20 % der Substanzgewinne aus Aktien) unterliegen beim privaten Anleger der 25 % Kapitalertragssteuer und sind hinsichtlich der Einkommen- und Erbschafts- und Schenkungssteuer von Todes wegen endbesteuert.

I understand Substanzgewinn aus Aktien to be the "gains on the net asset value from equities" - is this correct?

capital gains

You pay taxes on 'capital gains', i.e. on the appreciation of the fund since purchase, not its net asset value, which means the total value of all positions (Titel, I think it's called in German) owned by the fund divided by the number of the fund's outstanding shares. In other words, net asset value is the fund's worth without taking into account any premium or discount.
