A process where the real estate agent or broker convinces a seller that he can obtain a buyer for the property and withholds the listing information from the multiple listing services. This act or process is considered an unethical with real estate professionals.

No sé si existe un término exacto en español para esta expresión. Un listing es una entrega de un inmueble para venta o alquiler. Pocket se refiere a que el corredor inmobiliario no notifica la asignación y se la guarda para él.

Parece ser una práctica extendida entre vendedores o intermediarios que tratan con clientes "especiales", quizá indecisos, quizá famosos, que no les interesa que sea de dominio público que su propiedad esté en venta, entre otras posibilidades.....

"What is a Pocket Listing?
A pocket listing is an informal agreement between a home owner and a Realtor wherein the Realtor is allowed to show the home to a prospective Buyer. In return, the home owner (Seller) signs a written agreement in which they agree to pay a commission to the Realtor for a successful sale to that specific (named) Buyer. For every Buyer shown the home, a separate agreement is signed by the Seller."

También puede haber otros motivos (fiscales, p.ej.) y tipos de "pocket listing":

". A top selling realtor has many properties that they know of that for many reasons they don't get listed right away. Some are because clients are on the fence to listing because they are not sure if the market timing is right. Others are in the middle of refinancing, business credit analysis, tax holding requirements (need to wait till time passes in order to invoke certain tax saving laws)or in the middle of the school year for their kids. Another and upcoming popular type of "pocket listing" is the "discreet" sale.It usually involves a multi million dollar professional executive or celebrity or professional athlete sale. This type of client does not want people going through their house or having anyone know they are selling. They want the sale done with discreetness and utmost secrecy. For these reasons and more realtors have several clients that, if given an offer,would sell their house. Thus, realtors have virtual "listings in their pocket" when the right buyer comes along. This also breeds "pocket buyers" but thats another report."

De ahí que sugiero que se traduzca, a falta de una expresión "consagrada" en castellano, porque no parece haberla, como "ventas/ofertas/propiedades etc reservadas" porque lo que tienen en común los distintos tipos de "pocket listing" es que el vendedor/intermediario "se reserva" la información para aprovecharla en beneficio propio. Figuradamente se la reserva "metiéndosela en el bolsillo" y no divulgándola como será su deber.
