12.2. Agreements and Restrictions: Without in any way releasing the Vendor from its obligations to comply with the terms of the Agreements and Restrictions set out in Schedule F to this Agreement, the Purchaser agrees to:
(a) comply with the agreements, restrictions, easements and rights as set out in Schedule F, together with such further agreements, as are reasonably required to complete the Project, as may be entered into by the Vendor and registered on title after the execution of this Agreement;

(c) require any further purchaser, lessee, or mortgagee of the Units, as the case may be, to make a similar direct agreement with the City of Toronto or other applicable party as a condition precedent to the creation of an interest in the Unit or the Corporation under any further agreement of sale, lease, mortgage;
(d) make a similar requirement of any such purchaser, or lessee or mortgagee, who **derives title through or under him/her**;
