Spanish to English Bus/Financial Law: Contract(s) Real estate, renting or buying property, commercial property, etc.

Hello everyone!

I'm translating a story that takes place in Colombia, and one of the characters is talking about moving to another city and what to do about the business they are currently running and the premises where it's located. They say they want to try to transfer the property or rental agreement over to someone else because, that way, they won't have to pay the "destrate." It doesn't appear in my usual dictionaries, and I don't have dictionaries that specialize in business, real estate, contracts, etc. I have found several resources in Spanish about what "destrate" is in the context of real estate and property management, but I know so little about real estate that I can't come up with the proper term for it in English. It seems like maybe some sort of penalty you pay, maybe for pulling out of a rental or mortgage agreement. Many of the search results I got mentioned a "cláusula de destrate." I'm guessing it's the section of the contract where they list penalties of some kind, but beyond that I don't know.

Any help anyone can provide would be greatly appreciated.
