This is an elaborate message from a CEO explaining why his holiday village concept has gone haywire. (Apologies, if this description does not sound pc but it does characterize it :-). Be that as it may...
The troublesome sentences (and others similar) are:
-- "l’association APDVM représentant les **baux rendements et loisirs**, en présence de son conseil, avait validé la situation prévisionnelle contrôlée par mon expert-comptable" [without getting complicated, APDVM is an association representing property owners against management and rental companies]
-- "Une nouvelle proposition de baisse des loyers de 25% pour les baux rendements et de 15% pour les baux loisirs"
Does this just mean long-term and short-term (holiday) rents?

Investment leases/Holiday (or Vacation) leases
The word "rendement" means "investment", "profit", and the term "investment lease" exists in Britain (refer to the link below). Example:
"Leases fall into two broad types, investment leases and
occupational leases. An investment lease is one which
an investor would buy for its actual or potential income
stream, so it will typically be a lease for 125 years or more
either without a rent or at a very low rent. The owner of
such a lease owns the value in the property. "
"The position is different for investment leases where it is the
tenant who owns the valuable interest in the property. There
tend to be many fewer restrictions on tenants in investment
leases, and those that are included tend to be lighter."
Since you used the term "holiday", I understand you are using British English since in the US they use the term "Vacation" instead.
If you think the text has nothing to do with this British terminology, I think you should still use "Investment leases".
Example: Dans une résidence de vacances, vous faites un placement immobilier, bail rendement (5% de rendement) - taken from the second link below.
So investment lease means a property bought by someone who is an investor not for his/her residence ("Homestead" in the US)

What I meant by homestead is the buyer of a property who uses it as his/her residence and is eligible to get homestead exemption.

I think it is helpful to keep both terms together. In the original they appear together a d it helps to differentiate them.
Here's a bit of info on a "bail de rendement". It seems an essential first step for research. Idem for "bail de loisirs", which may also have specific meaning. Terms like this are a little "dangerous" as they seem tarnsparent, but that is not always the case.

: yes, two different terms, two different concepts basically. Research of the Fr terms is the only way to go. I am familiar with bail de loisir but it's just best to look it up

Maybe the same will be tru of "bail de loisir" but I haven't searched that one.
These are tricky terms as they appear transparent, but turn out to be technical terms with specific meaning. Well, the first one at least.
I think it's helpful to post them together, at least for context, in order to see why they are together.
