Detalle acerca de un hotel.
Habla del "coeficiente de utilización del suelo" y del "coeficiente de ocupación del suelo". Quisiera saber los términos exactos para diferenciar ambos.
Encontré material (floor area ratio, plot ratio, building/ plot ratio, etc.), pero no tengo claro cuál es la diferencia entre ambos.

Here are explanations of the two terms:

III.- Coeficiente de ocupación del suelo.- Es el resultado de la relación aritmética existente entre la superficie construida, medida en los ***espacios cerrados de la planta baja*** y la superficie total del terreno;

IV.- Coeficiente de utilización del suelo.- Es el resultado de la relación aritmética existente entre la superficie total construida, medida en los ***espacios cerrados de todos los niveles de la edificación***

The plot ratio (UK term, which, according to the building dictionary is floor area ratio in the US) is the maximum ratio between the area of a site and the total ***above-ground*** floor area of the buildings on it.

To be satisfied that the statistical requirements for inhabitation of the site can be met and that the result is in line with your more qualitative vision for the site. This site coverage should be expressed in numbers describing density of use like FAR (floor area ratio of total building floor area to site area), dwelling units per hectare or acre, site coverage (ratio of built ground coverage to overall site area). You should also include a discussion of floor areas for your dwelling types especially if you are using units per hectare.

I cannot find a definition for the second term, but this gives an idea of what it means:

(e) Site coverage ratio. To insure the attractiveness of the Centre and to provide for adequate space for off-street parking, buildings, structures and parking areas shall not cover more than sixty percent (60%) of the site or lot.

Plot Ratio
Plot ratio is the relationship between site area and the total floor area of the building erected on it. The plot ratio is calculated by dividing the gross floor area of the building by the gross area of the site.

Site Coverage
Site coverage is the portion of the site which is built on and is determined by dividing the total site area by the ground floor of the building.

Plot Ratio

This is the gross floor area of the building/s divided by the area of the site and is used to depict the intensity of use of a site. In calculating the area of site adjoining road widths are excluded

Site Coverage

Site coverage is the portion of the site, which is built on and is determined by dividing the total site area by the ground floor of the building.

I\'ve noticed that the definition is Spanish has been cut off. Here it is in full:
Coeficiente de utilización del suelo.- Es el resultado de la relación aritmética existente entre la superficie total construida, medida en los espacios cerrados de todos los niveles de la edificación y la superficie total del terreno.

Please note also that you can say just site coverage without using ratio.

To sum up (as it\'s all a bit confusing):

coeficiente de utilización del suelo = plot ratio (UK) / floor area ratio (US)

coeficiente de ocupación del suelo = site coverage (ratio)
