The term heads up document. There is no other context. The document itself is an expert estimate of the value of a real estate property.

So, "Independent Party's Expert Opinion"? "Contracting Party's Expert Opinion" might mean something else again. :-) Both, unfortunately, would seem to apply to the document I'm translating. The document could be seen as an "expert opinion prepared by an independent party" OR as an opinion prepared by an independent expert FOR THE CONTRACTING PARTY, i.e. the party interested in possibly purchasing this property.

*Partei*-[gutachten] Addressed to everyone: thankyou for your suggestions. I do understand "Gutachten" (expert opinion or expert report), what puzzles me is "Partei". What or which party is intended here? Ellen suggests "contracting party", and this is suggestive. Do others agree?

partisan (or stronger: biased) valuation report (but see below)

Report commissioned by only one side (Partei) - which therefore may not present a disinterested view, or indeed could be completely biased to one point of view or valuation result - e.g. glossing over disadvantages (from the vendor's point of view) or stressing problems (for the purchaser).
A near-synonym (slightly more insulting) is Gefälligkeitsgutachten - i.e. a report tailored to the requirements of the instructing party.
However, you will need to use a euphemistic version to translate this - something like "report commissioned by (and on behalf of)..."

Real estate appraisal (of an independent expert)

The text itself leads to the conclusion that this is an appraisal stating/ finduing the value of a piece of property, and this should be expressed. And that should be it. The portion in brackets is superfluous, more or less...
