As Robert suggests, it would be useful to have the whole text (exactly what is ellipted in the ….. part). And I agree that it isn’t clear exactly who/what “lo” refers to.
But you are right in noting that in a transfer of title/ownership (“tradición”), “obligación de saneamiento (por evicción)” refers to the seller’s obligation to provide warranty of good title, (also called "warranty against loss of title"), ensuring that after the sale the buyer’s title will not be challenged by someone claiming superior rights in the property.
(Warranty of clean/clear title is perhaps more appropriate for rendering "saneamiento por gravámenes ocultos". The third "saneamiento-warranty" pair is "saneamiento por vicios ocultos = warranty against hidden defects.)
