On parle ici des Fonds de placement immobilier américains spécialisés.
"Specialty REITs that invest in non-traditional properties like cell phone towers, self storage, warehouses, transportation and logistics have performed well in 2014. Demand for such properties tend to be different from core real estate (including residential, office and retail) and can be classified as a good investment opportunity in tough economic conditions as they invest in real estate outside the mainstream and are often structured differently."
Comment traduiriez-vous ce "outside the mainstream" dans ce contexte. Dans "they invest in real estate outside the maintstream". Ce "they" fait bien référence aux "Specialty REITs" ?
"La demande de ces biens a tendance à différer de celle des biens immobiliers de base (dont l’immobilier résidentiel, les bureaux et locaux commerciaux) et peut être considérée comme une bonne opportunité d'investissement en période de crise économique. Les fonds de placement immobilier spécialisés investissent en effet en dehors des courants traditionnels ?? et sont souvent structurés différemment."

Cela donnerait donc "La demande de ces biens a tendance à différer de celle des biens immobiliers de base (dont l’immobilier résidentiel, les bureaux et locaux commerciaux). Ces biens spécifiques peuvent donc être considérés comme une bonne opportunité d'investissement en période de crise économique.
Ensuite on revient aux "Specialty REITs" (le verbe "invest" est utilisé au début > "Specialty REITs that invest"). "They invest in real estate outside the mainstream (ex: "cell phone towers, self storage, warehouses"and are often structured differently."
Cela me semble plus clair...
Now I agree with everyone else that this text is poorly-written, but I believe this may have misled you. I personally (though not a financial expert!) cannot imagine that it is 'demand' that is 'classified' here; I think the sentence is defective, and probably ought to include another 'they':
"Demand for such properties tends to be different from core real estate ... and they can be classified as a good investment opportunity..."
Now I am still not sure whether my added 'they' now refers back to the REITs, or perhaps to the more closely-adjacent 'such properties' — but either way, your feminine singular agreement on 'considérée' would seem to suggest you are understanding it as referring it back to 'la demande', which seems to me the least plausible possibility here.
