Investment vs. Kapitalanlage

German to English Bus/Financial Real Estate Form of investment in real estate
I am translating for a real estate company, and they are offering property for different kinds of client needs. Two of which are:
1. Investment
2. Kapitalanlage

Both are being translated with "investment" in English, but they are different things. Any idea on how I can make this difference clear? They gave me the following input to help me differentiate (keep in mind, this is for a contact form, so there isn't much space for full sentences):

Kapitalanleger – hier sind vornehmlich Käufer von vermieteten Eigentumswohnungen gemeint
Investment – ist ein eigener Bereich. Hier werden vornehmlich Profis angesprochen, sprich Anleger Wohn- und Geschäftshäuser, Immobilienprojekte, Neubau etc.

In this case it seems best to provide the intended meaning, rather than worry about whether the German words really mean what the author intends them to mean.

no easy answer (!)

A difficult one.
IMO you will have to include a bit of explanation, e.g. "Kapitalanleger" - principally investments by (small) private landlords vs. those by (larger) professional investors.
