småhus

Swedish to English Tech/Engineering Construction / Civil Engineering House buying
Mäklarens roll vid förmedling av ett nyproducerat småhus är att förmedla fastigheten dvs. tomten mellan säljaren och köparen.

This appears in a guide for property buyers. I have already translated similar guides for 'bostadrätt' and 'fastighet'. I would have thought the 'fastighet' one would cover 'småhus', so I would be grateful for enlightenment.

Further on in the text 'tomten' seems to be used instead of 'fastighet' for what is being sold.

House I think the closest in my context of my document would be simply 'house' but that's insufficient for a translation. See my selection.

My previous translation of a guides for "fastighet' buyers really needs amending in the light of this discussion but it was happily accepted by the client, so I will keep quiet!

I had an interesting experience the first purchase I made 'in country.' And learned my lesson. to answer your question 'småhus' is a subset of fastighet, as is 'tomt.' Each of these are a kind of 'fastighet,' which is the general term for property. So when you sentence equates 'tomt' (dvs.) with 'fastighet,' they've confused things.
In your case, this may involve the sale of an empty lot for the purpose of signing a contract to build the house (nyproducerat) on the lot. Maybe this is clear in your context...

Fastighet/Småhus 1. George, many thanks for "single family house', but what is the difference between a 'fastighet" and a 'småhus', other than size of course? Note that some huge mansions are lived in by a single (and not necessarily extensive) family.
2. Deane, the text goes on to warn the buyer of his responsibilities and liabilities, but not, I suspect, in terms strong enough for you!

Right... Agree with George, this is entirely correct for your term. But your sentence is a mess, and doesn't make any sense. And, I wonder if it is legally correct ... in Sweden these 'agent's are generally (almost always) hired by the seller, hence are their agent. Any 'guide' for buyers that doesn't start with 'Buyer beware' in bold, and then repeat that several times is essentially misleading. Put that in a note for the translation...;-)
