Nettosollmiete

German to English Bus/Financial Real Estate contracts
"Für seine Leistungen erhält der Property Manager eine monatliche Vergütung in Höhe von x % der vertraglich vereinbarten monatlichen Nettosollmieten (ohne Nebenkosten- und Heizkostenvorauszahlungen) für die vermieteten und von diesem Vertrag umfassten Flächen des Objekts zuzüglich der gesetzlichen Mehrwertsteuer."

I am not an expert in this field and only thing I found was "gross potential rent" but I am not sure....

Net rent payable

A more traditional term - but still common in the UK - is "net rent reserved".
The difference between this and the (actual) net rent received is e.g. any defaulting (or late) payments by tenants.
The canny property manager is making sure that he (or she) gets a % of the rent that should be received, rather than actually received.
(Just as a matter of interest: the property manager is normally responsible for rent collection, so the fairness of this condition may be slightly suspect from the landlord's point of view. But it is normal.)

More traditional than my first proposed translation. "Target rent" is a (UK social housing) specific term, unlike "Sollmiete", which is a general term meaning the rent reserved (payable/receivable ) under a lease.
